You've spent weeks selecting your modular kitchen design. You've compared 3 companies. You've finalised a package worth ₹9.5 lakhs. Your interior timeline is set. Possession is next month.
Now read this — because it could save you ₹2–4 lakhs and 6 months of stress.
The Problem: What Your Modular Kitchen Will Hide
A modular kitchen installs across your kitchen's plumbing points, walls, and floor. Once it goes in, everything behind it and under it is sealed. Permanently. Any defect that existed before installation is now:
- Invisible — you cannot see it without dismantling the kitchen
- Inaccessible — any repair requires cabinet removal first
- Expensive — you pay both for the repair and for reinstalling the kitchen
This is why we say: inspect before you design.
4 Common Defects Behind Modular Kitchens
1. Wrong Plumbing Point Position
Your modular kitchen design has been drawn to your builder's plumbing layout. But the plumbing point — where your sink drain connects — was placed by a sub-contractor, not by the architect. Deviations of 8–18 inches from the design are common.
2. Waterproofing Failure in the Kitchen Slab
Kitchen floors — particularly in apartments above ground floor — are occasionally waterproofed. When they are, failures in the membrane cause leakage into the ceiling of the flat below. The first symptom: water stains on your downstairs neighbour's ceiling. The second symptom: your building society sending you a legal notice.
3. Inadequate Gas Line Clearance
Gas pipes from the meter to the hob inlet must maintain specific clearances from electrical outlets and heat sources. Sub-contractor gas work frequently violates these. Behind a modular kitchen, violations go unnoticed. A gas leak in a sealed kitchen cavity is extremely dangerous.
4. Drainage Slope Failure Under Sink
Your kitchen sink drain pipe must slope continuously to the stack — minimum 1:40 gradient. Incorrect slope causes partial drainage and standing water in the pipe. Standing water in a concealed drain pipe grows mold, attracts pests, and produces sewer odour that enters the kitchen through the P-trap seal. Once the kitchen is installed, you cannot see or test the drain slope.
What KEYCHK Does Before Your Kitchen Goes In
Our pre-possession inspection catches all four of the above defects before a single cabinet is placed:
- Plumbing point positions measured and verified against your kitchen layout drawing
- Drainage slope measured with digital level — minimum gradient confirmed
- Gas line routing and clearances checked against IS 6044 specifications
- Under-slab moisture check in kitchen floor slab
- Kitchen wall plumb checked for modular cabinet installation tolerance
The Cost Comparison
KEYCHK fee for a 1,200 sqft flat: ₹30,000 + GST
Cost of wrong plumbing point found after modular kitchen: ₹2–3.5L
Cost of gas line remediation after kitchen installation: ₹60K–₹1.5L
Return on inspection if one kitchen defect is avoided: 7× – 12×
